Measure before anything else, and measure more than the room. The piece has to travel from the truck to where it will sit, which means the doorway, the hallway width, the turn at the top of the stairs and the elevator if there is one. A sofa that fits the living room and not the stairwell goes straight back, and delivery fees rarely come back with it. Inside the room, leave walking space of roughly 30 to 36 inches for a path people use daily.

After size comes construction, because on purchases this large it really predicts the next ten years. A kiln dried hardwood frame joined with dowels and corner blocks outlives a stapled softwood one many times over. Cushion filling decides how a seat feels in year three rather than in the showroom. A cover you can unzip and clean is worth more than one you cannot.

Mattress firmness deserves its own warning: there is no industry standard behind those labels, so one maker's medium is another's firm. Judge by how you sleep and what you weigh rather than by the word, and use the trial period, since a mattress cannot be assessed in a shop.
